APPLICANT SCREENING CRITERIA
RENTAL HISTORY REQUIREMENTS – Verifiable rental history from unbiased sources. Two (2) years of positive verifiable rental history from a third party landlord reference. Rental history of less than 2 years may require a cosigner and/or payment of an additional security deposit.
Applicants with prior “for cause” evictions will not be considered.
It is your responsibility to provide us with the information necessary to allow us to contact your past landlords. We reserve the right to deny your application if, after making a good faith effort, we are unable to verify your rental history.
INCOME – The combination of your monthly income must be AT LEAST 3 (THREE) TIMES THE MONTHLY RENT AMOUNT. Income must be verifiable through pay stubs, employer contact, or tax records. All other income, including self employment, must be verifiable through bank statements or tax records.
CREDIT REQUIREMENTS – A credit score of at least 650 is required. A credit score less than 650, if accepted by us, may require payment of an additional security deposit.
BANKRUPTCY – No bankruptcy filing within the last 2 years.
CRIMINAL CONVICTIONS –
No criminal convictions within the last five years for manufacture or distribution of a controlled substance.
No criminal convictions within the last five years for any type of crime that would be considered a threat to real property or to the safety and well being of others.

One fully completed application required for each person over 18 years of age. The application form will be emailed to you in PDF format (fill-able). Please complete the application and return by email.
Do not include your social security or drivers license numbers on this application.
After we receive, review and accept your completed application our tenant screening service will email you requesting information for completion of the credit, background and eviction checks. You will need to include your social security and drivers license numbers for completion of these checks.
The fee for credit, background and eviction checks is applicant’s responsibility and is paid directly to our screening service when you submit your information.
