Prior to scheduling tour, prospects are required to answer some quick and simple prescreening questions to make sure they would qualify as tenants.

Please allow at least 3 days in advance for a tour. For example, if today is Monday, then the best at my convenience to give a tour is Thursday. Doing a tour on Tuesday or Wednesday would be difficult because I need enough time for interested prospects to answer some prescreening questions.

QUALIFICATIONS...

1. At least 12 month lease commitment.

2. Only 1 pet under 30 lbs is allowed

3. Only 2 vehicles are allowed. Second vehicle can only be parked directly in front of garage and cannot be parked anywhere else.

4. Vehicles must not be commercial looking (ex. Having a company logo or ladder rack)

5. No specialty vehicles such as motorcycles, ATVs, boats, or trailers.

6. Need monthly income approximately 3 times the rent price.

7. Need to obtain renter’s insurance.

8. Need to be comfortable applying through Zillow or Avail which prompts applicants to go through employment, income, credit, and criminal background checks. Will need documents to verify income such as bank statements, W2, and paystubs.

9. Needs to have basic problem-solving skills. If a problem arises, tenants have to try to fix the problem themselves first before asking the landlord for help.

10. If for any reason the tenant needs to meet with the landlord in person (such as to investigate problems), the tenant must be willing to meet with the landlord in the morning or noon (because the landlord works in the evening). Mondays would be the only exception to meet in the afternoon or evening.

11. The tenant needs good communication skills. If something major has happened or is about to happen such as losing employment or have accidentally damaged something, the tenant needs to communicate to the landlord right away.

12. Tenant must bring own shower curtain and rods and stove drip pans.
