Prices remain down 5.6% year-over-year. The median rent in San Marcos rose by 0.1% over the course of September, and has now decreased by a total of 5.6% over the past 12 months. San Marcos’s rent growth over the past year has has fallen behind both the state (-2.4%) and national averages (-0.8%).
Nine months into the year, rents in San Marcos have risen 4.3%. This is a faster rate of growth compared to what the city was experiencing at this point last year: from January to September 2024 rents had increased 1.3%.
If we expand our view to the wider Austin metro area, the median rent is $1,326 meaning that the median price in San Marcos ($1,156) is 12.8% lower than the price across the metro as a whole. Metro-wide annual rent growth stands at -6.5%, below the rate of rent growth within just the city.
