I have been hired by the owner of 394 Lilac Circle to help find an excellent tenant for his very nice house in Louisville. This 3 bedroom house has just been upgraded and remodeled by a master home remodeler... and it is now in nearly perfect condition inside and out... and we are looking for tenants who will keep it in this same nearly perfect condition. This split level home is located in the very desirable neighborhood of Dutch Creek in Louisville, Colorado. This property comes fully furnished including beds, chairs, couches, and, there is even silverware and pots and pans and glasses and cups in the kitchen.
All you need to do is bring your clothes and put some food in the kitchen... and you'll be home.
Everything that you see in the pictures that are posted in this ad are offered to be included with the rental of the house. Including the lovely table and chairs in the dining area.
This offer also includes the use of a brand new full size Amana stackable high efficiency front-load washer and dryer. This washer and dryer have never been used yet. Central air-conditioning is included as well as a brand new water heater. The use of the patio furniture on the back deck is also included.
Please note: Under the "Flooring" field on Craigslist they only allow one entry... so I put "Carpet" however, there is also some tile flooring and some hardwood flooring.
We are looking for a one year lease at $2,950 per month with a $2,950 security deposit.
We are also looking for NON-SMOKING tenants. This is a HUGE deal to this very nice property owner. NO SMOKING will be allowed in the house or anywhere on the property. If you are a smoker please do NOT even consider answering this ad. The property owner had his attorney draw up a clause that will be attached to the lease warning of the DIRE CONSEQUENCES if you deceive us and move in and start smoking in the house OR anywhere on this property. To rent this house you will be required to sign the addendum and acknowledge that you understand there will be dire consequences if you deceive us and move in and start smoking in this house or anywhere on this property.
We are looking for NON-SMOKERS only.
This house is located away from busy streets or highways and it's very quiet inside.
The Owner would prefer to rent to NON SMOKERS that do not have pets, however he will consider a small to medium size dog with additional rent and additional deposit.

If, after going over the rental application with the property owner we decide that you might be a good fit we will ask for $29.45 per adult applicant so that we have the funds to cover the cost of doing a credit check, a back-ground check, and a check for past notices of eviction and a criminal back-ground check.
There are no other fees involved. Only if we get to the point where the property owner and I have thoroughly looked at your rental application and made calls and checked you out as a good potential tenant will we ask for the $29.45 as the final step to do the back-ground checks on you.
