The owners of this duplex are firm on all three (3) of their requirements. All tenants that are 18 years and older MUST meet all three requirements to be approved:

1) Combined household income must be 3 times the rent/WSG fee-
2) Credit score of each adult must be 675+- and
3) Criminal and civil background check.

Cosigners are welcome. Cosigners must have a minimum 740 credit score and 5x the rent for income.

The owners have a strict 'no cat' policy, but will accept dogs on a case by case basis. There are leash and poo bag rules that must be followed.

Lawn care is provided at owner's cost, including mowing, edging, tree trimming, and spray weed/fertilizer service. Lawn is on an automatic sprinkler system.

Anyone aged 18 or above who will be residing at the property must submit an application. We will
(1) check your credit report-
(2) check for any past evictions-
(3) verify your employment, if applicable-
(4) personal income must be sufficient and verifiable-
(5) verify your previous landlord references-
(6) perform a criminal and civil background screening.
THE FOLLOWING MAY RESULT IN DENIAL OF YOUR APPLICATION AND/OR OTHER ADVERSE ACTION: credit score below 675, recent bankruptcy, unlawful detainer action (eviction) on your record, poor rental history, a criminal record with a felony or a criminal record with any drug or violence-related offenses.
