Prices are now down 0.9% year-over-year. Read on to learn more about what’s been happening in the Lubbock rental market and how it compares to trends throughout the nation as a whole.
The median rent in Lubbock fell by 0.6% over the course of December, and has now decreased by a total of 0.9% over the past 12 months. Lubbock’s rent growth over the past year has has outpaced the state average (-3.0%) and is similar to the national average (-1.3%).
Twelve months into the year, rents in Lubbock have risen 0.6%. This is a faster rate of growth compared to what the city was experiencing at this point last year: from January to December 2024 rents had decreased 2.5%.
Lubbock rents went down 0.6% in the past month, compared to the national rate of -0.8%. Among the nation's 100 largest cities, this ranks #44. Similar monthly rent growth took place in Milwaukee, WI (-0.6%) and Oakland, CA (-0.6%).
Citywide, the median rent currently stands at $937 for a 1-bedroom apartment and $1,130 for a 2-bedroom. Across all bedroom sizes (ie, the entire rental market), the median rent is $1,156. That ranks #82 in the nation, among the country's 100 largest cities.
For comparison, the median rent across the nation as a whole is $1,191 for a 1-bedroom, $1,342 for a 2-bedroom, and $1,356 overall. The median rent in Lubbock is 14.7% lower than the national, and is similar to the prices you would find in Lexington, KY ($1,170) and Spokane, WA ($1,143).
