Charlotte ranked 56th among the 100 largest U.S. cities for overall median rent in August 2026, according to Apartment List's estimates, at 0.6% below the national median and between St. Paul, Minnesota ($1,396) and Raleigh ($1,375). It ranked 48th for one-bedroom and 60th for two-bedroom median rent.
A median calculated from apartments advertised on one listing site describes that site's available inventory, which can differ from Apartment List's estimate for new leases across the whole city. Compare the listings you're considering with the median for your bedroom count rather than expecting them to match it.
Down from a year ago, up since January. Charlotte's overall median rent was 2.7% lower in August 2026 than in August 2025 but 1.2% higher than in January 2026, according to Apartment List's estimates, and it rose 0.2% in August. For scale, Apartment List's national median rose 0.1% in August and was 0.8% lower than a year earlier, while North Carolina's median was 1.5% lower than a year earlier.
Each comparison ends in August 2026. January's median was lower and the previous August's was higher, which is how Charlotte rents can rise during the year while staying below their year-earlier level. The four months before that were the fall decline. Charlotte's overall median fell from $1,415 in September to $1,370 in December 2025, according to Apartment List's estimates, and ran 1.6% to 2.3% below year-earlier levels.

About $162 a month, or 10.5%. Charlotte's overall median rent peaked at about $1,543 in August 2022 and stood at $1,381 in August 2026, according to Apartment List's analysis of its monthly rent estimates. That is 15.3% above the pre-pandemic high of about $1,197 in July 2019. The median fell 2.7% between February and June 2020, passed its 2019 high again in March 2021, rose 19.3% during 2021 alone, reached the 2022 peak, and has declined since.
Apartment List's national research counts Charlotte among the markets at the center of the recent apartment construction boom, where rent declines have been the nation's largest. The rent, vacancy, and listing-time figures on this page describe Charlotte's market; they do not measure construction.
The available share is at its highest since the index began in 2017, and apartments that lease are taking longer than in any August since tracking began. In August 2026, 9.41% of units in the Charlotte apartment buildings covered by Apartment List's Vacancy Index were listed as available, up from 9.01% a year earlier and above the national 7.08%. Apartments that leased in August 2026 had been listed for a median of 37.3 days, according to Apartment List's time-on-market data, up from 32.7 days in August 2025 and the longest August in that series, which began in 2019.

The available share has risen every month since January, when it stood at 9.04%. Listing times have run above their 2019 to 2025 averages in every month of 2026, and January's 41.0 days was the longest in the series. Ask about availability, current concessions, and the application timeline when you arrange a tour.
Fall and winter, if price matters most. Charlotte's overall median rent ended January below the previous September in seven of the nine fall-to-winter periods from 2017-18 through 2025-26, according to Apartment List's analysis of its monthly estimates. The seven declines ranged from 0.7% to 3.7%, and the last four periods all fell; the exceptions were 2020-21 and 2021-22, when the median rose between September and January. The most recent decline was 3.6%, from September 2025 to January 2026.
Summer, on average. Apartment List's time-on-market data, averaged over 2019 to 2025, puts the median listing time for Charlotte apartments that leased in July at 25.1 days, against 31.9 days for apartments that leased in January. The gap did not hold in 2022 and 2023, when January's median was below July's.

Gastonia. It had the lowest overall and one-bedroom medians of the eight Charlotte metro area cities in Apartment List's August 2026 estimates, at $1,218 and $979; Kannapolis had the lowest two-bedroom median, $1,181. Four cities had a lower one-bedroom median than Charlotte's $1,256, and three of them also had lower overall medians; Cornelius was the exception.

A higher citywide median doesn't necessarily mean higher rent for the apartment size you need, because the overall median pools all apartment sizes while the bedroom medians describe separate groups. Cornelius shows the difference: its overall median of $1,435 and two-bedroom median of $1,428 were both above Charlotte's, but its one-bedroom median of $1,193 was $63 lower.
Gastonia is west of Charlotte, Kannapolis is northeast, and Rock Hill is south across the South Carolina line; Cornelius, Huntersville, and Mooresville are north along Lake Norman, and Matthews is southeast. Apartment List's Rent Index puts Charlotte's median rent at $1,381 in August 2026 across all apartment sizes, and $1,256 for a one-bedroom. Apartment List reports the median, the midpoint of new-lease rents signed in the month, so a figure another source labels an average rent is not directly comparable.
Using 30% of gross household income as a starting point for rent alone, Apartment List's August 2026 Charlotte median rent of $1,381 works out to an income of about $55,000 a year. The $1,256 one-bedroom median works out to about $50,000 and the $1,369 two-bedroom median to about $55,000. Utilities and other housing costs need additional room in that budget. Compared with March 2020, Charlotte's median rent was 15.4% higher in August 2026, while the national median was 19.7% higher, according to Apartment List, in dollar terms without adjusting for inflation. Charlotte's net change includes a 19.3% rise during 2021, the climb to its August 2022 peak of about $1,543, and the 10.5% decline since.
The city figure covers the City of Charlotte; the metro figure covers the Charlotte-Concord-Gastonia metro area, which spans North and South Carolina and includes the city. In August 2026, according to Apartment List's estimates, Charlotte's overall median of $1,381 was 5.1% above the metro's $1,314, its one-bedroom median 2.5% above the metro's $1,225, and its two-bedroom median 9.5% above the metro's $1,250. Because the metro figure includes the city, it says nothing on its own about what any one surrounding city costs.
