-The applicant's monthly income must exceed 2.5x the rent and be from a verifiable source.  The landlord will not consider unverifiable income.
-All applicants over 18 years old must have a background check.  The applicant's background must exhibit a pattern of responsibility.  There is a $50 per person application fee for the background check.
-Do not complete an application or submit a task until you have met the landlords and toured the property.
-Shafer Investments requires a one-month security deposit and the first month's rent.
-Applicants must not have any evictions or unpaid judgments from previous landlords.
-Applicants must receive positive references from all prior landlords for the previous five years.
-No pets/animals are allowed on this property. This home is hypoallergenic for people with allergies. No animals lived in this home. We have other properties that accept animals.
-Residents pay for all utilities: water, garbage, gas, electricity, phone, TV.
-The landlord signs yearly leases.
-Applicants must be non-smokers.
-Residents must have renters' insurance.
-Residents cannot use the house to run a business or conduct any sub-leasing. (For example Airbnb, VRBO, animal breeding, daycare centers, etc.)
