The city's public school system, Charlotte-Mecklenburg Schools, is the second-largest in North Carolina and 17th-largest in the nation. Safety and Law Enforcement in Charlotte, NC

Charlotte is a safe place to live and raise a family. Being one of the largest cities in the country goes hand in hand with fears about safety, but rest assured that Charlotte has a declining crime rate and a solid public safety presence.

The Charlotte-Mecklenburg Police Department (CMPD) is a combined jurisdiction agency. The CMPD has law enforcement jurisdiction in both the city of Charlotte and the few unincorporated areas left in Mecklenburg County. The department consists of approximately 1,700 sworn law enforcement officers, 550 civilian personnel and more than 400 volunteers.

The total crime index for Charlotte is 589.2 crimes committed per 100,000 residents as of 2008, and it has shown a steady decline since 2005. The national average is 320.9 per 100,000 residents. An average of 4,939 vehicles are stolen every year in Charlotte.

Welcome to the August 2019 Charlotte Rent Report. Charlotte rents increased over the past month. In this report, we'll evaluate trends in the Charlotte rental market, including comparisons to cities throughout the state and nation.

Charlotte rents increased significantly over the past month

Charlotte rents have increased 0.4% over the past month, and have increased moderately by 2.2% in comparison to the same time last year. Currently, median rents in Charlotte stand at $984 for a one-bedroom apartment and $1,148 for a two-bedroom. This is the eighth straight month that the city has seen rent increases after a decline in November of last year. Charlotte's year-over-year rent growth lags the state average of 2.7%, but exceeds the national average of 1.6%.

    Rents rising across cities in North Carolina

    Throughout the past year, rent increases have been occurring not just in the city of Charlotte, but across the entire state. Of the largest 10 cities that we have data for in North Carolina, all of them have seen prices rise. The state as a whole logged rent growth of 2.7% over the past year. Here's a look at how rents compare across some of the largest cities in the state.

    • Looking throughout the state, Cary is the most expensive of all North Carolina's major cities, with a median two-bedroom rent of $1,298; of the 10 largest North Carolina cities that we have data for, all have seen rents rise year-over-year, with Wilmington experiencing the fastest growth (+4.8%).
    • Cary, Durham, and High Point have all experienced year-over-year growth above the state average (4.5%, 3.7%, and 3.4%, respectively).

    Charlotte rents more affordable than many comparable cities nationwide

    As rents have increased moderately in Charlotte, a few similar cities nationwide have also seen rents grow modestly. Charlotte is still more affordable than most other large cities across the country.

    • Charlotte's median two-bedroom rent of $1,148 is slightly below the national average of $1,191. Nationwide, rents have grown by 1.6% over the past year compared to the 2.2% increase in Charlotte.
    • While Charlotte's rents rose moderately over the past year, many cities nationwide also saw increases, including Phoenix (+3.7%), Dallas (+2.1%), and New York (+1.8%).
    • Renters will find more reasonable prices in Charlotte than most similar cities. For example, San Francisco has a median 2BR rent of $3,126, which is more than two-and-a-half times the price in Charlotte.

    Methodology - Recent Updates:

    Data from private listing sites, including our own, tends to skew toward luxury apartments, which introduces sample bias when estimates are calculated directly from these listings. To address these limitations, we’ve recently made major updates to our methodology, which we believe have greatly improved the accuracy and reliability of our estimates.

    Methodology:

    Apartment List is committed to making our rent estimates the best and most accurate available. To do this, we start with reliable median rent statistics from the Census Bureau, then extrapolate them forward to the current month using a growth rate calculated from our listing data. In doing so, we use a same-unit analysis similar to Case-Shiller’s approach, comparing only units that are available across both time periods to provide an accurate picture of rent growth in cities across the country.

    Our approach corrects for the sample bias inherent in other private sources, producing results that are much closer to statistics published by the Census Bureau and HUD. Our methodology also allows us to construct a picture of rent growth over an extended period of time, with estimates that are updated each month.
