RENTAL HISTORY

• Must be over 18 years of age to sign lease
• Rent must be paid in full and on time the first (1st) day of each month through the website www.Buildium.com
• Renter must maintain an open checking account at a local bank or credit union
• No record of damages to past rental properties or unpaid utilities in the past five (5) years.
• Good references from at least two (2) previous, verifiable landlords. References will be checked.
• Previous home ownership (if applicable) will be verified from mortgage company or bank.
• The application will be denied if rental history demonstrates noise or other serious complaints.
INCOME/CREDIT REQUIREMENTS
• No “bounced” or insufficient funds checks in the past two (2) years
• An open checking account at a local bank or credit union. Past three months bank statements required.
• Six (6) months verifiable income. Pay stubs will be required.
• Employed in current job for the past one year, six months (1.5 years)
• No more than three (3) late payments on credit record in the past two (2) years
• Each applicant will qualify individually, unless married
• Credit Score minimum of 675
• Sufficient income to cover debt payments, rent, and living expenses
o Debt to Income Ratio ((Rent + Monthly Debt Payments)/Gross Monthly Income) should be less than 45%
• No bankruptcies in the past three (3) years
• Self-employed applicants will be required to show proof of income from signed copy of two (2) previous year's tax returns
PUBLIC RECORDS
• No felony convictions in the past seven (7) years
• No more than two (2) misdemeanors in the past five (5) years
• No convictions for drug use or domestic violence
