Rent is $1495 and utilities are only $195 each month, for a total of $1690 each month (includes gas, water, electricity, wireless internet, sewer, yard care, and trash- actual utility costs in 2023 were $250 per month (for this third of the house), but we will keep utilities at $195 for your entire residency).
