• Complete rental application with all required fields
• Valid government-issued photo ID
• Proof of income (pay stubs, tax returns, or bank statements showing income of 3x monthly rent)
• Employment verification (minimum 6 months at current employer)
• Rental history references

APPLICATION FEE POLICY

A non-refundable application fee of $100.00 is required from each adult applicant.

IMPORTANT: This application fee:
• Covers the cost of background checks, credit reports, and application processing
• Does NOT guarantee approval or placement in the rental unit
• Will NOT be refunded regardless of application outcome
• Is required before your application will be processed

Applications are processed in the order received. The first qualified applicant meeting all rental criteria will be approved for the unit. Application processing typically takes [1-3] business days.

• No evictions within the past 7 years
• Income verification must show ability to afford rent

### NEXT STEPS
• Approved applicants must provide a $600 holding deposit to secure the unit
• Holding deposit applies to security deposit upon lease signing
• Lease must be signed within 3 business days of approval
