Lease Terms
We are looking for serious and qualified renters who are ready, willing, and financially able to secure this home with a move-in date of June or July 1, 2026. Please note that we do not hold properties for future extended timeframes.

**Utilities and Responsibilities:** Tenant is responsible for transferring and paying for all utilities, including electric, gas, water/sewer, garbage, and internet, as well as lawn care, snow and ice removal, and a mandatory $10.00 administration tech handling fee. Renter's insurance is required.
**Application Policy and Procedure:** Each person (18 years and older) must provide a state-issued picture identification, a valid email address, and proof of income. A non-refundable application fee of $50.00 is required to run a rental, criminal, and credit check, including a 620 credit check.
Applications will be processed on a first-come, first-served basis. The first completed and approved applicant with a move-in date of June or July 1, 2026, who is ready, willing, and financially able to secure this home with a move-in date of June or July 1, 2026, will need to pay a Holding Deposit of $500.00. The Landlord agrees to completely remove the property from the Rochester rental market and reserve it exclusively for the Applicant for a period of seven (7) calendar days. If the Applicant is approved and successfully signs the lease agreement on or before the Deadline, this entire holding deposit of $500 will be applied directly toward the required security deposit for the $2,800.
**Pet Policy and Procedure:** A non-negotiable and non-refundable pet cleaning fee of $500 must be paid if applicable. Applicants must provide a picture of the pet, proof of breed, and weight (weight restrictions may apply), as well as up-to-date vaccination records and proof of spaying or neutering for verification with the veterinarian.
Please note that this property is not wheelchair accessible, and installation of a TV dish mounted on the house, garage, or deck is not permitted. This is a non-smoking property and does not participate in the Section 8 program.
