Welcome to the Apartment List October 2025 Rent Report for Kansas City, KS. Currently, the overall median rent in the city stands at $1,137, after falling 1.6% last month. Prices are now down 0.1% year-over-year. Read on to learn more about what’s been happening in the Kansas City rental market and how it compares to trends throughout the broader Kansas City metro area and the nation as a whole.
The median rent in Kansas City fell by 1.6% over the course of September, and has now decreased by a total of 0.1% over the past 12 months. Kansas City’s rent growth over the past year has has fallen behind the state average (1.7%) and is similar to the national average (-0.8%).
Nine months into the year, rents in Kansas City have risen 0.4%. This is a slower rate of growth compared to what the city was experiencing at this point last year: from January to September 2024 rents had increased 4.4%.
If we expand our view to the wider Kansas City metro area, the median rent is $1,341 meaning that the median price in Kansas City proper ($1,137) is 15.2% lower than the price across the metro as a whole. Metro-wide annual rent growth stands at 1.5%, above the rate of rent growth within just the city.

Apartment List has released results for Kansas City from the second annual Apartment List Renter Satisfaction Survey. The survey, which drew on responses from over 30,000 renters, provides insight into what states and cities must do to meet the needs of the 105 million American renters nationwide.
“Kansas City renters seem to be very satisfied with the city overall,” says Andrew Woo, Director of Data Science at Apartment List. “Most renters gave average or above average scores across the board.”
