I can only show the property to families that meet the criteria. I do not want to waste your time or accept your application fee because if you do not meet the criteria you will not get approved.
Tenant expenses
You should know I am advertising the property for $1,299 per month; however, the lease agreement is for $1,499 per month, which means you will be entitled to a $200.00 discount when the rent is paid on or before the 1st of each month by 4 p.m beginning with your second rental month. Any payments made after 4 p.m. on the 1st are considered late. What that means is any payment made after 4 p.m. on the 1st or the 2nd, 3rd, or the 4th, you will lose the $200.00 discount, and you must pay the full rental payment of $1,499.00.
The income requirement is one adult needs to earn at least $4000 per month before taxes.
$4000+ per month for 1 to 2 people
$4400+ per month for three people
$4800+ per month for four people
$5200+ per month for five people. It goes up by $400 for each additional person.
The reason why it's so high is that the tenants need to have funds available for essentials, rent, electricity, gas, water, landscape maintenance, snow, and trash removal.

How to proceed if you want to rent this property:
1. A detailed response letter explaining why you and your family will make great tenants.
2. Your move-in date
3. How many tenants are looking to live in the property? At this stage, there is no need to provide names.
4. Your total household income and the source of that income. At this stage, no need to supply name of employer, you can merely state your profession. For example you can say “I've been working as a Cook for 5 years at a local restaurant. My income is $4000 per month, and my partner’s income is $2500 per month.”
5. Do you have a letter of recommendation from your landlord? At this stage, there is no need to provide the names; just let me know if you can secure them to attach to your application later.
6. Do you have a letter of recommendation from a colleague?
7. Do you have a recent copy of your credit report? I prefer applicants with a credit score of 600 or higher, but I will consider a lower score if you meet the income requirements and have no record of evictions. Still, you will need to pay the 1st month's rent, last month's rent, and security deposit, totaling $4497, when you sign your month-to-month lease. Applicants with a 600+ credit score will get a full year lease.
