Minimum rental requirements include the following:
- Household verifiable gross monthly income must be three times the rental rate.
- FICO > 620, lower scores may be accepted by offering an additional security deposit.
- We do not accept Section 8 or other government, charitable or private-subsidized housing.
- Debts to previous landlords must have been satisfied. An eviction can be grounds for denial.
- Felonies for the past ten years related to property damage, illegal substance manufacturing or distribution, or assault will not be accepted. Other criminal activity may be grounds for denial.
- All bankruptcies must already have been discharged.
- All current or pending collection accounts owed to any utility company's past landlords must be paid in full, with no exception. The collection agency or utility company must provide a receipt stating the collection fee has been paid or settled.
- 24 months' rental history is required. Less than 24 months may be addressed by a cosigner/additional security deposit.
We do not advertise on Craigslist and will never ask you to wire money or request funds through a payment app on your mobile device.
Applications or credit reports submitted through other sites or agencies will not be accepted.
