Applicants must present a valid government issued photo identification and a social security card. Applicants must be at least 18 years of age. Each person who is 18 or older will need to submit a separate Lease Application and Lease Application Fee. A $30 non- refundable application fee, per applicant, is required. A background screening and credit check will be completed on all applicants to verify criminal history and credit worthiness. Proof of Income (last 3 paystubs, three months of bank statements). We require verifiable employment history for at least the past two years. If you are self-employed or retired, we can accept such documents as signed tax returns (2 years minimum), W-2's, bank statements, paycheck stubs, etc. that provide proof of applicant’s ability to pay the rent. We will need contact Information for rental references/former landlords for the past two years. Pets are allowed. Dogs- Small to medium breeds only! No violent tendencies breeds allowed. Non refundable $375 pet deposit for the first two pets, $100 extra for 3rd. No pet rent is needed. Renters insurance is required for all tenants and pet insurance clause required for all pet owners. HOA monthly fee of $30 is included in monthly rent. Tenant is responsible for all utilities. Smokers must smoke outside! Applicants WILL be denied for the following or similar reasons: False, inaccurate, or incomplete applications; low credit scores, unresolved evictions, judgments related to rental residency; current bankruptcy proceedings; felony convictions and out of prison or jail less than 3 years, physical or violent crimes, domestic violence, sex offenses; and/or appearance on any sexual offense or terrorist database.
