Prices remain down 0.7% year-over-year. The median rent in Mansfield rose by 0.2% over the course of September, and has now decreased by a total of 0.7% over the past 12 months. Mansfield’s rent growth over the past year has has outpaced the state average (-2.4%) and is similar to the national average (-0.8%).
Nine months into the year, rents in Mansfield have risen 3.0%. This is a faster rate of growth compared to what the city was experiencing at this point last year: from January to September 2024 rents had decreased 0.7%.
If we expand our view to the wider Dallas metro area, the median rent is $1,443 meaning that the median price in Mansfield ($1,707) is 18.3% greater than the price across the metro as a whole. Metro-wide annual rent growth stands at -1.6%, below the rate of rent growth within just the city.

However, so many people spelled that name incorrectly that eventually the city became known as Mansfield. It's just easier than constantly correcting folks.
As long as you can ignore the misspelling, you can have a ball in Mansfield, whether that be catching a show at Farr Best Theater, swimming at Hawaiian Falls or dining at Steven's Garden Grill
