REQUIRED DOCUMENTATION Proof of Income:
Please submit all (verifiable) documents in original PDF format. Acceptable forms include:

Mandatory Documentation (Required from All Applicants over the age of 18 years old):
Last three (3) pay stubs from within the past three months (i.e., July, August, and September).
Do not submit only one month of pay stubs.
Award letters, if applicable (e.g., Social Security, disability benefits, rental assistance).
Additional Documentation (May Be Requested Depending on Income Type):

These documents are especially applicable for self-employed applicants or those with non-traditional income sources.

Business must have been operating for at least one year or else additional documentation or a guarantor will be needed.
Profit & Loss statement preferably for the current year, showing income and expenses (required if self-employed).
IRS tax transcripts may be requested to verify submitted returns.
Must submit federal tax returns for two years.
Notarized contracts to verify income from clients or contractual work.
Business license or CPA/accountant letter to confirm the legitimacy of a self-employed business.
Bank Statements- Last 2-6 months of business bank statements showing regular deposit activity that lines up with claimed income.
A guarantor/Co-signer may be required if income documentation does not meet the qualification standards.

RENTAL CRITERIA: Income Requirements
Applicant(s) must have a monthly net income of at least three (3) times the rent amount to qualify.
For example:
Rent = $2,200 Minimum Net Income = $6,600/month
Net income is defined as income after taxes and withholdings, and should reflect what is available for monthly living expenses.
Please note:
Existing monthly financial obligations (e.g., car payments, credit card debt, loans, etc.) will be factored into the evaluation of your ability to afford rent. These obligations effectively reduce your "usable" net income.

RENTAL HISTORY:
Positive references from all landlords in the past 3 years. Additional references may be required from previous landlords.
No unpaid rent or unsatisfied landlord judgments (will result in automatic disqualification)
Any prior property damage = automatic disqualification
No recent EVICTIONS and or BANKRUPTCIES

CREDIT REQUIREMENTS:
Minimum credit score: 600
Applicants under 600 may be considered on a case-by-case basis
Background Check-Required for all applicants 18+
$55 fee per adult, conducted via third-party screening company .

All showings are conducted on a first-come, first-served basis.

All prospective tenants will receive an invitation to attend a showing. If the scheduled time does not work for you, we will do our best to accommodate your availability.
