Welcome to the Apartment List October 2025 Rent Report for Ann Arbor, MI. Currently, the overall median rent in the city stands at $1,658, roughly the same as last month. Prices remain up 2.5% year-over-year. Read on to learn more about what’s been happening in the Ann Arbor rental market and how it compares to trends throughout the nation as a whole.
The median rent in Ann Arbor fell by 0.2% over the course of September, and has now increased by a total of 2.5% over the past 12 months. Ann Arbor’s rent growth over the past year has has outpaced both state (0.7%) and national (-0.8%) averages.
Nine months into the year, rents in Ann Arbor have risen 5.7%. This is a similar rate of growth compared to what the city was experiencing at this point last year: from January to September 2024 rents had increased 5.9%.
Apartment List is committed to the accuracy and transparency of our rent estimates. We begin with reliable median rent statistics from the Census Bureau, then extrapolate them forward to the current month using a growth rate calculated from our listing data. In doing so, we use a same-unit analysis similar to Case-Shiller’s approach, capturing apartment transactions over time to provide an accurate picture of rent growth in cities across the country. Our approach corrects for the sample bias inherent in other private sources, producing results that are much closer to statistics published by the Census Bureau and HUD. Apartment List has released Ann Arbor’s results from the third annual Apartment List Renter Satisfaction Survey. This survey, which drew on responses from over 45,000 renters nationwide, provides insight on what states and cities must do to meet the needs of the country’s 111 million renters.
"Ann Arbor renters expressed general satisfaction with the city overall," according to Apartment List. "They gave most categories above average scores."
Key Findings in Ann Arbor include the following:
Ann Arbor renters gave their city an A+ overall.
The highest-rated categories for Ann Arbor were safety and low crime, quality of local schools, public transit, pet-friendliness, social life and recreational activities, which all received A+ grades.
The only area of concern to Ann Arbor renters is weather, which received a score of F.
Ann Arbor did relatively well compared to other cities in Michigan like Grand Rapids (B+) and Detroit (F).
Ann Arbor earned similar scores compared to other large college towns like Boulder (A+), Austin (A-) and Boston (A), but earned higher marks than Bloomington (B+) and Athens (B).
The top rated cities nationwide for renter satisfaction include Scottsdale, AZ, Irvine, CA, Boulder, CO and Ann Arbor, MI. The lowest rated cities include Tallahassee, FL, Stockton, CA, Dayton, OH, Detroit, MI and Newark, NJ.
