Thanks in advance! HOME INFORMATION Welcome to this spacious 3-bedroom, 2-bathroom home in Grovetown, offering comfort, functionality, and style with fresh paint throughout. Inside, you’ll find two inviting living areas, a formal dining room, and a bright breakfast nook — perfect for entertaining or everyday living. The kitchen features ample cabinet storage, a large pantry, and a seamless flow into both dining and living spaces. Vaulted ceilings in select rooms create an open and airy atmosphere, while an electric fireplace adds warmth and charm. The master suite offers a tray ceiling, plenty of natural light, and a bathroom with double vanity, private toilet room, large walk-in closet, shower, and garden tub. The two additional bedrooms are spacious and located on the opposite side of the home for privacy. A dedicated laundry room and two-car garage add everyday practicality. Outside, enjoy an expansive fenced backyard and a large shed for storage or a workshop area. Blinds will be added to each bedroom. Move-in/Lease start date is required to be within 2 weeks from the date application(s) is/are accepted. Application processing time is generally 1-3 business days, however, some delays may occur if we do not receive all that is required by applicants, current/previous landlords, work verification, income verification, etc. in a timely manner. RENT SECURITY DEPOSIT INFORMATION • Monthly Rent: $1,795 for a 12-month lease. • Security Deposit (SD): Generally $1,795 if approved; may increase up to $3,590 based on application(s). • Requirements to Secure the Home: Once approved, the security deposit must be paid and the lease signed within 48 hours of approval notification. We can only hold the home for up to 2 weeks from the application approval date. • Move-In Payments: Security deposit, first month’s rent, and all fees must be paid in our office via bank-certified checks or money orders only. • Utilities: Tenant responsible for all utilities. QUALIFICATION REQUIREMENTS • Credit Score: Minimum 610 for each applicant (verified through Experian). • Applicants must have no unpaid rent or utility bills. • Rental History: Good standing with previous landlords; no evictions in past 5 years. • Criminal background check required. • Income: Combined monthly income must be at least 3.5 times the monthly rent ($1,795 × 3.5 = $6,282.50 or more). • Pets/Animals: Must be disclosed on the original application, including service/support animals. • Move-in timeline: Home may only be held for a maximum of two weeks from the date of approval. We do not offer lease start dates on the weekends as our office is closed. PET POLICY • Up to 2 pets maximum (accepted on a case-by-case basis). • Pet Fee: $300 nonrefundable upfront per pet. • Pet Rent: $30 per month per pet (nonrefundable). • Tenants are financially responsible for all pet-related damages. • All pets/animals must be disclosed on the original application (including service/support animals). APPLICATION PROCESS, FEES APPROVAL • Application Fee: $85 per person (nonrefundable). Every individual 18 or older must apply separately with unique email and phone number. • Admin Fees: One-time $120, due with first month’s rent and fees if approved (on or before move-in day). • Application Submission: Apply only through our official website at rentbhgaugusta.com. We do not accept applications from third-party sites (e.g., Zillow). • Approval Timeline: Typically 1–3 business days once all documents (bank statements, ID, income verification, rental history, etc.) are submitted.
