The main floor features a built-in hall tree upon entry from the garage as well as a half bathroom. The kitchen has a large island with granite countertops and is open to the dining and living space. Beautiful wood accents can be found on the walls upon entry from the front door as well as in the main living area. LVP flooring is on the main level of the home. The upstairs has 3 bedrooms, 2 full bathrooms, storage/linen closets, and a laundry room. The master bedroom has a large bathroom with a walk-in closet. The upstairs bathrooms and laundry room all feature tile flooring. Available for an August 1, 2023 move-in. Pets on a case by case basis. ZILLOW applications are NOT accepted. Anyone 18 or older that will be residing here must fill out a separate application. The application(s) are a non-refundable $85.00. A one time $120.00 admin fee will be due at the time of first month's rent The home is available for move-in as early as November 7, 2025. RENT SECURITY DEPOSIT INFORMATION: • Monthly Rent: $1,695 for a 12-month lease. • Security Deposit (SD): Generally $1,695 if an application is approved; however, the SD may increase to up to double ($3,390). • Requirements to Secure the Home: If approved, the security deposit must be paid, and the lease signed within 48 hours of approval notification. We are only able to hold the home for up to 2 weeks from the date the application is received. • Move-in Payments: The security deposit, first month’s rent, and all fees are required to be paid in our office via bank certified checks or money orders only. • Utilities: Tenants are responsible for all utilities. QUALIFICATION REQUIREMENTS: • Credit Score: Minimum 610 for each applicant. Verified through Experian. • Applicants must have no unpaid rent or utility bills. • Rental History: Good standing with current/previous landlords. No outstanding rent or fees. No evictions in the last five years. • Criminal background check required. • Income: Combined monthly income must be at least 3.5 times the monthly rent (i.e. $1,695x3.5 = $5,932.50 or more each month). • Pets/Animals: Must be disclosed on the original application, including service/support animals. • We are only able to hold the home for a move-in/lease start date that is up to 2 weeks from the date the application is approved. PET POLICY: • Up to 2 pets/animals maximum (accepted on a case-by-case basis). • Pet Fee: $300 upfront, nonrefundable, per pet. • Pet Rent: $30 per month per pet (nonrefundable). • Responsibility: Tenants are monetarily responsible for all damages caused by pets. • Pets/Animals: ALL must be disclosed on the original application, including service/support animals. APPLICATION PROCESS, FEES, AND APPROVAL: • Application Fee: $85 per person (nonrefundable). Every individual 18 or older must submit a separate application. Separate email and phone number required per applicant. • Admin Fees: One-time admin fees totaling $120, due with first month’s rent and fees if approved (on or before move-in day). • Application Submission: Applications can be found on our company website at rentbhgaugusta.com. We do not accept applications from other sources (i.e., Zillow). • Approval Timeline: Typically 1–3 business days once all applications and required documents (bank statements, ID, income verification, residential history, etc.) are submitted. Approval time depends on how quickly required information is received. Incomplete applications will result in delays. Failure to provide us with information quickly will result in us moving to the next applicant. • Requirements to Secure the Rental: An application must be accepted, the security deposit must be paid, and the lease signed within 48 hours of approval.
