*All occupants 18+ must submit an application and pay a $60 non-refundable application fee.

*Rental Requirements: (1) Income must be at least 3x the monthly rent (2) Credit and criminal background check required (3) Positive rental or homeownership history

*Minimum Lease Term: 12 months

*Tenant is responsible for all utilities (electricity, water, trash) and yard maintenance.

*Up to 2 pets allowed. $250 non-refundable fee per pet plus $25/month pet rent. Breed and weight restrictions apply. Additional fees may apply for certain breeds or larger pets.
*Included: Resident Benefits Package valued at $25/month

*Holding Deposit: Upon approval, a holding deposit equal to one months rent is required to reserve the home. This deposit is non-refundable if the applicant is unable or unwilling to sign the lease after the property has been removed from the market. Payment of the holding deposit constitutes acceptance of the home in its current condition and should only be paid when applicant is reasonably certain that they will be signing the lease. Upon lease effective date, holding deposit converts to security deposit and is refundable at move-out according to lease terms. Standard security deposit equals one months rent.
