Five bedrooms, four baths, 3,491 square feet, three-car garage, in Blackstone.
There's a loft upstairs that most families end up using as a second living
room or an office. The kitchen has double ovens, a big granite island, and a
walk-in pantry, and it opens straight into the family room so you're not stuck
off by yourself while you cook. A double-sided fireplace sits between the
family room and the living room.
The primary bedroom has two sinks, a soaking tub, a separate glass shower, and
a walk-in closet. Laundry is inside, with a sink and cabinets.
The backyard is already landscaped, with a patio and lawn and not much upkeep.
Solar keeps the electric bill down.
Blackstone has pools, a spa, a gym, playgrounds, and parks. Town Center is a
few minutes out for groceries, restaurants, and shopping. The freeway is close
if you commute.
No pets. Service and support animals aren't pets and are handled the way the
law requires.
Before you apply
Application fees aren't refundable, so please read this first. If you don't
meet these, it's better not to apply.
Credit score of 700 or higher for each adult who's financially responsible.
If you're using a rental subsidy, see the last item.
Household income of at least three times the rent, gross.
We have to be able to verify that income. Pay stubs, tax returns, bank
statements, benefit letters, or similar. It has to be lawful, and it has to be
income you can reasonably expect to keep receiving.
Rental or mortgage payment history we can verify and that's in good standing.
Money still owed to a past landlord can be grounds for denial, within what the
law allows.
Everyone 18 and over who will live here applies separately and shows
government-issued ID.
Your application isn't complete until we have all of it. Every adult's
application, IDs, signed authorizations, and supporting documents.
If something on the application turns out to be false, or we can't verify it,
that can mean denial. If you've already been approved, it can mean the
approval gets cancelled.
We review completed applications in the order they come in, using these same
criteria for everyone. The first one that qualifies gets the home.
Meeting these minimums doesn't mean you're approved. Screening has to finish
first.
We follow all federal, state, and local fair housing laws, and we count every
lawful, verifiable source of income.
If you use a government rent subsidy, the income requirement applies only to
your share of the rent, not the full amount. California law also lets you show
other proof that you can pay your share instead of credit history, and we'll
accept that.
