Multiple applicants/roommates must fill out an application for each rental. Applications are transferrable within 30 days. -Number of Occupants. The number of occupants must comply with HUD standards and guidelines for the specific rental property applied for. • Identification- A current photo ID must be submitted with each application. Applicants without a social security number must provide proof of a permitted stay in the U.S with a U.S./I.N.S Visa. • 600 or better credit score is required.
No landlord collections or evictions will be accepted.
• Income must be 3 times the monthly rent. EX: $1500 per month rent would require an income of $4500
Acceptable terms of income: 1. Current paystub to show year to date income, Company name, tenant's full name, and current date. 2. 1099 for self-employment 3. Current tax return 4. Child support, alimony, SSI, SDI, retirement, and pensions. 5. Offer letter for from employer with the Company name, tenant's full name, and current date. • Criminal history must not contain felony conviction(s) for criminal offenses involving; violence, assault, battery, firearms, arson, the manufacturing and/or distribution of controlled substances within the past seven (7) years, or misdemeanor or felony conviction(s) for sexual offenses regardless of when the conviction occurred.
• Bankruptcies must be discharged for 3 years.
• Co-signers must meet all the criteria. Co-signers are required to submit an application with a $75 (non-refundable) application fee. • We do not allow Subletting, Company leasing, or Air B • Rental history- 2 years of rental history must be provided to include prior landlord name, phone number, and current email address. Rental history must reflect timely payments, no complaints of disturbances, unpaid NSF Fees, damages, evictions, monies owed, liens, or foreclosures. Prior home ownership is equivalent to rental history. • Pets are allowed per the owner's discretion and each property listing has specific details for each listing. A $ 250 non refundable pet fee is required per pet. Pet Screenings are $20 for the first pet and $15 for additional pets. Service / ESA animal registration is free. • Service Animals. A separate application and request for reasonable accommodation, including requested documentation or letter from a medical professional and information therein, will be required to be submitted for applicants with service animals and/or emotional support animals. • Applications can take up to one week to process. • We’ll contact you if any documents are missing. • Applications are processed in the order they are fully completed. • We do not process applications on weekends or holidays. If there are multiple applications for the same property, the first fully completed application will be considered • Lease start date must start within 14 days of the approved application. •We are now offering Best Egg Flexible Rent.
