Tenant shall be responsible for pressure washing the home, maintaining lands, grass cutting and basic upkeep of the home throughout the term of this Lease and any extension thereof. Tenant shall also be responsible for HOA fees which are due every January. HOA fees are not reimbursable. Tenant shall maintain a service contract on all heating, ventilating, and air conditioning equipment with a reputable HVAC contractor (e.g. SEC&G HVAC Repair Plan) throughout the term of this Lease and any extension thereof, provided Tenants maintenance of such service contract shall in no way limit Landlords obligations under Landlords Warranty.
