Income Requirements:
-Net Income must be at least three times (3x) the monthly rental amount
-All income must be authenticated. Child support and alimony are not considered authenticated.
-Proof of income: last 2 months of pay stubs, disability, or retirement, last 2 years signed tax returns. For new employment, an official employment letter/email is required.

Credit History:
- 625 or better. Anything under 625 may result in denial or require an additional deposit or co-signer.

Criminal History:
- Application may be denied due to a criminal record. Evaluation will be made based on the type of the crime, frequency, date, or other criteria.
-Crimes that pose a threat to others or the property (i.e. violence, weapons related, arson, etc) will result in denial.

Miscellaneous:
- The non-refundable application fee is $45 + $5 processing fee for every applicant/co-applicant over 18 years of age. Minimum lease is 12 months.
