Welcome to your new home in the heart of Edwardsville! It's within walking distance to tons of amenities and you'd have the coolest landlords you've ever met. :) We are literally Mom and Pop landlords with some rental houses in Edwardsville. We take the time to write a detailed description, please take a moment to read fully as it will answer a lot of the common questions that come up.
This 3 bedroom 1.5 bathroom house is minutes to SIUE via the bike trail or car. It's in walking distance to the Dierbergs complex and one block from the trail.
As you enter the one story house you'll notice the character of the original front door. There's a coat closet when you first enter and a large living room containing a beautiful picture window. The 3 bedrooms are all on the main floor as well as the full bathroom. There are updated light fixtures throughout the entire home and a beautiful, remodeled kitchen.
You'll find the original hardwood floors are throughout most of the main level. They are original and have some wear/character. The main floor full bathroom contains plenty of storage. There's also a surprise little nook room on the main level that would work great as a bonus pantry room or office nook. The kitchen underwent a complete renovation 3 years ago. You'll have stainless steel appliances including a dishwasher.
The lower level basement is unfinished, but still offers a tremendous amount of dry, usable space. There is a large open room that would be perfect for a second living room/family room and a small room that could be a quiet office or playroom. There is a half bath in the lower level as well as the included washer and dryer. Bonus, there's an extra refrigerator in the basement. :)
This home has a fenced in rear yard where you'll find a concrete patio for those upcoming summer BBQ's. For your convenience there's an attached 1 car garage with opener and a brand new door.

Dogs are considered with an additional $50/month pet rent and a $500 (refundable if no damage) deposit. No breed or size restrictions on dogs. Sorry, no cats due to owner's allergies and the owner does most of the maintenance.
Deposit of $1650 will be due upon lease signing. The first month's rent of $1650 will be due upon move in 7/1/23.
Absolutely no smoking indoors. We don't care what you smoke outside.
Maximum Occupancy: Per Edwardsville ordinance, no more than 3 unrelated adults.
One-year lease.
Tenant is responsible for all utilities which includes water/sewer/trash through the City of Edwardsville, power, internet and any cable you may want. We take care of the lawn maintenance. (you're on your own for snow)
APPLICATION INFORMATION
We ask anyone over 18 who is interested in living in the home to complete our free application which is a Google form. It can be completed on a phone or computer and is very simple. Please send a message and we'll send you the link as Zillow doesn't allow the link to be posted. Once your Google form application is received, we will schedule a tour.
TOURS WILL BE HELD Thursday, May 11th and Tuesday, May 16th.
We do require a credit and background check for anyone over 18 before signing the lease. This expense is the responsibility of the tenant and is $40/occupant. We only ask you to complete this step if we intend on renting the home to you.
