3. Rental History
At least 2 years of positive, verifiable rental history is preferred.
• No evictions or unpaid rental debt within the past 5 years.
• Past landlords must confirm timely payments, proper notice given, and no lease violations.
4. Criminal Background
Criminal convictions will be evaluated in compliance with federal, state, and local fair housing laws, considering:
• The nature, severity, and date of the offense
• Whether it impacts the safety or peaceful enjoyment of the property and neighbors
Automatic denial:
• Manufacture or distribution of controlled substances (within last 7 years)
• Felony violent crimes (within last 7 years)
• Sex offender registry (lifetime requirement)
5. Occupancy Standards
Maximum occupancy: 2 persons per bedroom plus 1 additional occupant (per HUD guidelines).
