-The applicant must have current photo identification and a valid social security number.
-The applicant's monthly household income must exceed three times the rent. All income must be from a verifiable source. Unverifiable income will not be considered.
-Applicants must receive positive references from all previous landlords for the previous 5 years.
-The applicant may not have any evictions or unpaid judgments from previous landlords.
-The applicant must exhibit a responsible financial life. The credit score must be a minimum of 650.
-A background check will be conducted on all applicants /occupants over 18. The applicant’s background must exhibit a pattern of responsibility.
-The applicant(s) must be a non-smoker.
-Occupancy is limited to 2 people per bedroom; Rooms/space may not be sublet under any circumstances.
-All Applicants must complete the application in its entirety.

Animal Policy
No animals are permitted on or about the Property without Landlord’s prior written consent. The landlord reserves the right to deny an Application for Permission to have an Animal or Animal Agreement due to type, breed, or mixed with a breed with a history of aggressive behavior. Tenants with approval will be required to pay an additional animal deposit in the amount of $250.00/ per animal.

Smoking Policy
Smoking inside the property is expressly prohibited.

Insurance
Renters Insurance is required.

Lease Term
Minimum Rental Term is one year; extended /long-term leases 2 years or greater will be considered.

Applications
All interested parties must complete a Rental Application and pay a non-refundable fee of $29.00 for credit and background check. ALL ADULTS (18 years of age) planning to reside in the home are required to submit independent applications. All completed applications will be considered in accordance with State and Federal Fair Housing Laws.

The tenant(s) is/are responsible for all utilities (Water, Sewer, Trash, Electric, Cable/Internet). Tenants MUST establish local water, sewer, electric, and trash services. HOA fees are paid by the management company.
