Welcome to the Apartment List October 2025 Rent Report for Boca Raton, FL. Currently, the overall median rent in the city stands at $2,429, after falling 0.6% last month. Prices remain up 1.5% year-over-year. Read on to learn more about what’s been happening in the Boca Raton rental market and how it compares to trends throughout the broader Miami metro area and the nation as a whole.
The median rent in Boca Raton fell by 0.6% over the course of September, and has now increased by a total of 1.5% over the past 12 months. Boca Raton’s rent growth over the past year has has outpaced both state (-1.3%) and national (-0.8%) averages.
Nine months into the year, rents in Boca Raton have risen 2.8%. This is a faster rate of growth compared to what the city was experiencing at this point last year: from January to September 2024 rents had decreased 0.3%.
If we expand our view to the wider Miami metro area, the median rent is $1,811 meaning that the median price in Boca Raton ($2,429) is 34.1% greater than the price across the metro as a whole. Metro-wide annual rent growth stands at 0.4%, below the rate of rent growth within just the city.
The table below shows the latest rent stats for 24 cities in the Miami metro area that are included in our database. Among them, Boca Raton is currently the most expensive, with a median rent of $2,429. North Miami is the metro’s most affordable city, with a median rent of $1,484. The metro's fastest annual rent growth is occurring in Fort Lauderdale (3.1%) while the slowest is in Palm Springs (-2.7%).

Apartment List has released Boca Raton’s results from the third annual Apartment List Renter Satisfaction Survey. This survey, which drew on responses from over 45,000 renters nationwide, provides insight on what states and cities must do to meet the needs of the country’s 111 million renters.
"Boca Raton renters expressed general satisfaction with the city overall," according to Apartment List. "They gave most categories above average scores."
Key Findings in Boca Raton include the following:
Boca Raton renters gave their city an A overall.
The highest-rated categories for Boca Raton were safety and low crime rate, weather, state and local taxes and quality of local schools, which all received A+ grades.
The only area of concern to Boca Raton renters is affordability, which received a score of D.
Boca Raton did relatively well compared to other cities in Florida like Miami (C+), Jacksonville (B-), Orlando (C) and Tampa (B).
Boca Raton did relatively well compared to cities nationwide, including Los Angeles (C+), Tucson (D) and Philadelphia (C+).
The top rated cities nationwide for renter satisfaction include Scottsdale, AZ, Irvine, CA, Boulder, CO and Ann Arbor, MI. The lowest rated cities include Tallahassee, FL, Stockton, CA, Dayton, OH, Detroit, MI and Newark, NJ.
