Prices remain down 1.5% year-over-year. The median rent in West Covina rose by 0.4% over the course of September, and has now decreased by a total of 1.5% over the past 12 months. West Covina’s rent growth over the past year has has fallen behind the state average (1.3%) and is similar to the national average (-0.8%).
Nine months into the year, rents in West Covina have risen 1.8%. This is a slower rate of growth compared to what the city was experiencing at this point last year: from January to September 2024 rents had increased 2.8%.
