Rental Policies:
No smoking or vaping anywhere on property, no parties/loud music, no pets allowed unless prior approval with landlord has been agreed upon. Failure to follow these will be means of automatic eviction and forfeiture of all funds..
GENERAL PROVISIONS. Landlord shall pay for all utilities. Tenant shall maintain the Lease Premises including all appliances, internal plumbing, electrical, blinds, carpets, fixtures, etc. in the same condition from the date the Lease is executed until the end of the Lease Term, except for normal wear and tear. Landlord shall be responsible for lawn care. Tenant agrees to comply with all deed restrictions, rules, and/or regulations for The Villages and shall not disturb, annoy, endanger, or interfere with other neighbors, nor use the premises for any unlawful purposes, nor violate any law or ordinance, nor commit waste or nuisance upon the premises.
The unit shall be used and occupied by the Lessee exclusively as a private single-family residence, and neither the premises nor any part thereof shall be used at any time during the term of this lease for the purpose of carrying on any business, profession, or trade of any kind, or for any other purpose other than as a private single family residence. No changes or modifications are to be made to the interior or exterior of the unit without prior written consent of the Landlord, i.e., no painting, remodeling, picture hanging, landscaping of any kind, etc. Landlord can unreasonably withhold consent at Landlords’ sole discretion. If the Tenant, or his/her guests, damage the residential unit or the Landlord's personal property, the Tenant shall pay for the cost of repair or replacement. If the Tenant fails to repair or replace the damaged property within seven (7) days of receipt of a notice to do so, then in that event, the Landlord shall have the damage repaired and notify the Tenant of the cost of repair or replacement. The cost of repair, or replacement, shall be considered additional rent which shall be due twenty (20) days after Tenant receives said notice of cost of repair or replacement. The failure of the Tenant to pay for the repair or replacement shall be considered a failure to pay the full rent. Acceptance of partial rent by the Landlord shall not be considered a waiver of rights under this provision. Landlord, at his convenience may arrange with Tenant an inspection to assure that the unit is being maintained properly. In an emergency, Landlord, her agent or authorized representative may enter the premises at any time without securing prior permission from the Tenant for the purpose of making corrections or repairs to alleviate such emergency. Landlord is responsible for maintaining insurance on the Leased Premises during the term of the lease and therefore, Tenant shall not be liable for loses covered by insurance that were not due to the neglect of the Tenant.
Risk of Loss Insurance: It is HIGHLY RECOMMENDED for tenants to obtain renters insurance for their personal belonging as the landlords’ insurance will not cover. Landlord and Tenant shall each be responsible for loss, damage, or injury caused by its own negligence or willful misconduct.
Maximum occupancy is four adults. There is a $35 per night fee for each guest over four. Tenants that stays for longer than 7 days and at that point they must be added to lease. A copy of government issued ID for each adult residing at this rental property is due with lease. (Driver’s license, passport)
In the event of a cancellation, the security deposit and housekeeping fee will be refunded in full. The rental amount outlined above is due in full. If the house can be re-rented at the same rate, rent will be refunded minus a 15% cancellation fee. Some renters opt for trip cancellation insurance.
Smoking and vaping on the property, parties, bringing extra guests or *animals on the property will be grounds for immediate eviction without refund. Tenant agrees to abide by the rules and restrictions contained therein. Tenant agrees to pay Landlord for any fines imposed as a result of any violations of the rules and restrictions, which amount shall be deemed as additional rent.
*Pet Policy: Ni animals of any kind allowed without prior written permission from the landlord.
Guest passes are issued free of charge and provide access to select amenities including recreation centers, pools, pickle ball, tennis, shuffleboard, billiards, archery, bocce ball, horseshoes and adult and family swimming pools. A copy of a valid drivers license will be required to secure each guest pass.
-Temporary resident IDs are $50 for 2 adults and provide access to resident amenities. Golfers will want the resident IDs. These will enable the renter to book tee-times and join groups and classes. Two resident IDs are permitted per household with a $50 fee. If there are more than 2 people renting a home, then the remainder of guests can apply and receive free guest passes. We will complete the application and the tenant will pay $50 directly to the Villages upon pick up of the ID's at the local recreation center upon arrival. A copy of a valid drivers license will be required to secure each Temporary Resident ID (maximum of 2 allowed).
