Income must be verifiable with recent pay stubs (within the last 30 days), bank statements (the last 60 days or 2 months), offer letter for new employment issued within the last 2 weeks with the income proof (14 days).

3. Credit score:
A credit score of 700 or higher is preferred. Any credit score below 700 will incur an additional security deposit that is subject to refund upon move-out.
Score 700+: Deposit listed.
Score 650-699: Deposit listed plus $500.
Score 625-649: Deposit listed plus $750.
Score Below 625 is grounds for denial.

4. Rental history:
The applicant must have at least 1-year rental history with no evictions or judgments. Landlord references will be contacted to verify rental history. Late payments made within 6 months of application is ground for denial. (Outstanding Rental Balance or Collections is grounds for denial)

5. Criminal history:
Applicants with a history of violent crimes, drug-related offenses, or sex offenses will not be accepted. Other criminal history will be evaluated on a case-by-case basis. Felony is ground for denial. Violent/ Drug/ sex offense Misdemeanor within the last 5 years is ground for denial

6. Employment history:
The applicant must have a stable employment history with a preferred minimum of six months at their current job. Please refer to the income section for further details.

7. Pets:
Pets are allowed on a case-by-case basis with a subjective refundable deposit ($1500.00). In addition, a monthly pet rent ($25.00 per pet). Breed and size restrictions may apply.

8. Smoking:
Smoking is not allowed inside the house.

9. Application fee:
All applicants must pay a non-refundable application fee to rental portal to cover the cost of background and credit checks.

10. Security deposit:
A refundable security deposit equal to one month's rent is required at lease signing. Please refer to the Credit Score and Pet section for potential additional deposit.

11. Lease term: Lease terms are typically for 12 months, with the option to renew.

12. Renter must abide by the HOA community rules and guidelines.

13. Renter is responsible for Utilities: Electricity, Water, Sewer & Garbage

14. Rent includes: HOA dues, 400Mbps Internet (Additional cost applies in case of higher speed requests)

15. Renter must obtain a renters insurance
