* Income equivalent to 2.5 times the monthly rent
* Verifiable income from paystubs and/or tax returns. Section 8 is not available.
* Positive rental reference and/or employment reference
* No evictions or small claims involving landlord/tenant rent or damages
* No judgments that are in collections. Minimum credit score of 600 or higher.
* Criminal background check should not include convictions which will negatively impact the safety of the surrounding neighborhood
* Pets: 2 small dogs at most are allowed at $35 per pet monthly fee and $250 non-refundable pet deposit. No cats allowed. The request to house an ESA shall comply with current Iowa law.
*18-month lease is preferred but 6-month lease is an option with an increased rent and deposit.
