This two-bedroom home occupies the top floor of a duplex in quiet Agate Bay. Unit has a private deck on the rear side of the house, plus extra crawl space storage underneath. There are two bedrooms and one full bath with a shower/tub combo and a washer and dryer.

Home has recently been updated with new lighting fixtures, flooring & carpeting throughout, as well as new kitchen appliances (new fridge not pictured). Other features include vaulted ceilings, a wood stove, and a newer oven and dishwasher.

The homeowner uses the bottom portion of the duplex from time to time, and it's otherwise unoccupied. Tenant shares the bear shed, parking area, and surrounding yard with the owner.

TERM: 12-MONTH Lease with Option to Renew

MOVE-IN COSTS:
* Holding fee required upfront, with application.
* Deposit due upon approval at lease signing.
* A full month's rent is due at move-in.
* 2nd month prorated if move-in date is not on the 1st of the month.

SECURITY DEPOSIT: Equal to 2 month's rent unless applicant's credit score is a 780 or greater. With the higher credit score and solid rental references the deposit may be reduced to about 1.5 x the monthly rent.

UTILITIES: Tenant is responsible for the following utilities:
* Electricity (Liberty Utilities) paid directly to the service provider (owner will reimburse tenant periodically for owner occupancy periods)
* Trash (TTSD) reimbursed to the Owner along with rent
* Natural Gas (SW Gas) optional because it is only used by one wall heater in the living room (other heat sources: wood stove and electric baseboard heaters). If desired, tenant would set up services directly with provider.
* Cable, Internet & Phone to be set up by Tenant if desired.

Owner is responsible for the following utilities:
* Water/Sewer (NTPUD)

PARKING:
* Flat, off street parking for 1 vehicle. 2nd space available when owner is not staying.

OTHER:
* NO PETS!!!
* No Smoking!!!
* Unit is Unfurnished
