Central convenience at moderate prices makes Over Place Area stand out in Abilene's rental market. Properties range from affordable apartments to mid-range houses ($725-$1,500), creating options for various budgets and household sizes. Residents enjoy quick access to downtown along with reasonable commutes to both McMurry University and Abilene Christian University. While lacking the historic charm of older Abilene neighborhoods, the area compensates with practical positioning and better value than trendier districts. Ideal for practical-minded renters seeking central location without premium pricing.
Historic character defines Elmwood, one of Abilene's oldest neighborhoods where early 20th-century homes line streets shaded by mature trees. As one broker notes, "Elmwood is the type of neighborhood where people ask, 'Well, whose house do you live in?'"—reflecting its strong sense of community where "neighbors know each other's stories." The well-maintained properties make this area highly desirable, described as "an aspirational buy" where residents tend to stay long-term. Proximity to city parks, shopping centers, and well-regarded schools adds to the appeal, though popularity can make available rentals scarce.
Peaceful living attracts residents to Far Southside, where neighbors consistently praise the quiet streets and low crime rates. Families love the clean yards where children can safely play outdoors without concern. The community tends toward privacy—as one resident noted, "people here stay to themselves"—making it perfect for those who value tranquility over socializing. The main drawback? Rental rates run surprisingly high compared to local wages, creating a cost challenge despite the neighborhood's many attractive qualities. Best suited for those prioritizing safety and space over bargain pricing.
