The owner supplies an electric lawnmower and extension cord as tenant is responsible for yard maintenance (tenant may hire landscapers at tenant's expense). Tenants do yard regular maintenance. Regular maintenance is defined as: mowing the lawn, weeding, trimming, and removing debris, at least every 2 weeks, in addition to quarterly fertilizing.
The electricity shall remain in the owner’s name—there is one meter, with a submeter for the back rental. All hot water flows thru the main house electric meter, so the owner estimates that the first 35% of the electric bill is for hot water, and assesses that 35% of the electric bill to the tenants in this unit and any tenant(s) in the back unit on a per head basis. The balance of the electric bill is then assessed by the owner based on the submeter reading.
Although Water/sewer is included in the rent, tenant(s) recognize that Water/sewer is expensive on Maui. Tenant(s) shall be reasonable in their use of Water/sewer, using the Water/sewer for their needs, but not wasting Water. No commercial laundry is permitted, and ONLY tenant(s) on the rental agreement is/are allowed to use appliances such as, but not limited to, washer/ dryer, stove/oven, etc. If it is determined that others are using the appliance(s), additional charges will apply for use of any appliance such as a washer and dryer per load, and for all utilities such as but not limited to water, electric, and gas (if any). Subject to Hawaii statutes, Owner shall not pay for any watering of illegal plants (under Federal law).
There is one (1) refuse container the owner pays for (for “normal” garbage, yard waste, etc—NOT for large items like appliances, mattresses, etc) for both this unit and the other unit owned by owner on this property. Tenants shall share with any other of the owner’s tenants the refuse container.
Tenants will park in the carport, and always leave ample room for any back unit tenants to enter and exit the driveway and parking areas to the left of the carport as looking at the unit from the street. Otherwise, in-street parking only.
Tenant(s) is/are required to procure and maintain renter’s insurance, providing Landlord with a copy of the declaration page of the renter’s insurance policy for the entire term of the rental of this unit. If feasible, tenants shall include landlord and owner(s) as additional insureds for liability coverage, tenants paying for same. If tenant(s) does/do not procure or maintain renter’s insurance, then tenant(s) agree(s) that Landlord may purchase renter’s insurance at tenant’s cost and expense.
All Pali Kai Rentals are 6 months or longer.
