If you're ready to get out of that apartment complex with those annoying neighbors and into a nice house in a nice neighborhood, this is for you: Single-family ranch in Elsmere, KY with deck and large yard. You will be renting the upstairs only- my son is living in the mother-in-law unit downstairs. (He does nothing but work and sleep and you'll rarely hear him.) Three bedrooms, one bath, large kitchen and living room, deck which overlooks the large back yard. Just rehabbed the entire upstairs thinking my daughter's family would be moving in and did a far better job than I would have if I had known I was going to rent it. Solid oak floors in the bedrooms just refinished, fairly recent vinyl plank flooring in the hallway, living room and kitchen. All rooms except the kitchen and bathroom just very nicely painted and you're welcome to paint those within reason. Brand new stove, dishwasher and microwave and very new fridge.

Nice box gardens already planted in front (you'll have control of those), new and excellent front storm door. The deck will be yours, and you'll have access to the entire back yard with room for a garden, pool or outbuilding.
Shared laundry room and minor storage downstairs, with locking doors both sides so neither party has access to the other's space.

The back yard is almost entirely fenced, and you'd need only a few feet of fencing to make it dog safe. There's an old, fenced area at the bottom of the yard which I think was a dog kennel and is probably salvageable. Small building in the back which could be a dog house or a fun kids' club house. (And there's lots of 7-11 year old kids around.) Quiet street, exceptional neighbors, only a couple blocks off 25.

Utilities can be done in whatever way works best for you: a flat $300 per month for heat, a/c, electric, water, sewer and garbage, or those utilities can be split evenly based on the number of occupants sixteen and over in each unit. The heating and cooling is shared, but the thermostat is upstairs and under your control--though we would ask you not purposefully torture the poor guy downstairs. Single-space driveway and on-street parking is available.

Pets welcome with limits: two cats, one inside dog, and smaller, caged animals negotiable.

This is a great, really nice place for a young family with 2-3 kids or a couple needing an extra couple of rooms for an office, etc. In Kenton County, so your kids have access to open enrollment in any Kenton County public school. Quiet and secluded community park and playground about a two-block walk up the road. Excellent access to 75 north and south, and quick access to the entire hospital area as well.

We've just sunk a ton of money into making this place beautiful, so we're going to be very selective about occupants. Bluntly, I'd rather let it sit empty than be destroyed. Available very soon- just collecting interested parties for the moment.
