Animals & Smoking
• No smoking of any kind
• Dogs only (max 2 dogs) (certified service animals are not considered pets provided that the applicant can supply appropriate documentation on their status)
• Dogs must be vaccinated and non-aggressive towards people and other resident dogs
Payment
• Monthly rent is $1,950 (first month’s due upon signing of lease) + $40 per dog (up to 2 dogs)
• Refundable security deposit is $1,950 + $500 per dog (up to 2 dogs)
• Applicant pays fee ($40/person) for completing application for credit report and background check
• Tenant responsible for electric, propane, trash and internet- Landlord pays for water
• Tenant pays all utilities by the due date (directly to provider)
• Rent will be paid electronically and timely otherwise late fees will be assessed (tenant will be required to sign up for Tenant Cloud (free) account to sign the lease agreement and set up ACH rent)
Occupancy Limits
• Not to exceed 2 persons per bedroom (total of 2 people)
• People over 24 months of age will be included in the occupancy number
Tenant Selection Criteria
This property is managed by a responsible landlord – you will not need to deal with a management company and we do not discriminate based on: sex, race, color, religion, ancestry, national origin, disability, whether you have persons under the age of 18 living in your household, genetic information, marital status, sexual orientation, gender, gender identity, gender expression, veteran or military status, age, medical condition, source of income, citizenship, primary language, or immigration status.

Income
• At least 6 months with same employer and will have passed probationary period (if self-employed or commission-based, two years of tax returns or bank statements will be required for income verification) – income MUST be verifiable
• Gross household income - at least 3 times greater than rent payments and the rent+debt-to-income ratio shall not exceed 50%
• Last 3 months of bank statements must show account balance at least 3 times higher than the monthly rent amount
Rental and Character History
• History and good references required for at least the last 3 years- if no previous landlord, personal references will be required
o references will be interviewed regarding late payment/insufficient fund history, damage to property, blatant disturbances, violation of terms
• No prior evictions
• No violent, terrorist, or property damage criminal history
Financial History
• No bankruptcies in last 7 years
• Credit score 620 or higher- applicants with scores 619 to 550 may still be considered with conditions (excellent rental references from landlord with a history of at least 24 months, and at least 14 months of continuous employment with same employer)
