There are some great places to live in Alum Rock and a good place to start looking for regulations, permits and planning is the san Jose Council Website which has lots of contact details and forms. You'll find several neighborhoods to explore when planning your move and there are some good community groups. Although there was a large earthquake here in 2007, no properties were damaged. Nevertheless, you'll need to ensure you have a structural survey and any construction you do meets local earthquake regulations. Prices are higher than many other parts of California both for rental and owner-owned homes. In Alum Rock there are lots of medium-sized houses and some larger ones further into the hills.
Villa East: The area around Villa East has lots of apartments and is close to the Country Club Shopping Center. There are larger houses too and it has a good community feel to it.
Clareview: In Clareview you will find homes to rent here as well as to buy. In Clareview there is a good community spirit and some pleasant local shops. It is, however, limited on the nightlife.
Florence Court: The neighborhood around Florence Court has good transportation connections and is close to shops and cafes. House prices are above the Alum Rock average here but it is a popular residential part of town.
Golf Drive: This neighbourhood runs adjacent to the San Jose Country Club so is ideal for those who enjoy an active lifestyle. There are large single-story homes which are well kept, and the area around the Country Club is very pleasant.
Toyon Avenue: This neighbourhood is ideal for those looking for an apartment to rent in Alum Rock. Many of the apartment blocks have swimming pools for residents to use. There are also medium sized houses around this area of Alum Rock.
Barletta-Madeleine: In Barletta-Madeleine you'll find condos and 1 and 2 bedroom apartments to rent, apartments and medium sized homes. There are starter homes too for first time buyers. This area is close to shops and cafes and is also close to transportation links.
Wilbur: This small neighbourhood is south of Alum Rock Avenue and has some starter homes as well as apartments. It is close to shops and transportation links.
Mabury Road: As you head into the hills around Mabury, you'll have trails outside your door. There are larger homes here as well as a few apartments. Mabury Road is a quiet area of town and near road connections to San Jose.
Alum Rock is close to the mountains and also the coast making it a beautiful place to live with opportunities for an active outdoor lifestyle. There are hospitals in nearby San Jose and all the amenities of a big city, and yet by living in Alum Rock you get the benefit of a smaller community. There are community groups and sports clubs here as well as parks to enjoy. Alum Rock has schools and colleges with the university facilities in San Jose. The downtown area is densely populated but once you get out towards the mountains you'll find quieter areas. This is an area where finding somewhere to live is easy and has a lot of places to choose from, so taking time to get to know the neighborhoods is well advised.
