RULES/DEPOSITS: This is a non-smoking unit. Per HOA rules, one pet per unit, up to 2 adults and 2 children/teenagers recommended per unit, and no big vehicles (trucks, boats) allowed in the community. Two parking spots are assigned to the unit. Security deposit equals one month base rent. A one time pet fee ($300) is applicable.
APPLICATION: Credit score >=600, and monthly income >= 3 times the base rent is desired. TOUR is scheduled for only interested parties that have applied. Application and tenant screening report fee may be applicable on a renter listing site. The fee allows one to apply to a number of participating rentals within a defined timeframe. The fee covers credit (soft pull - No impact on credit) and background reports. Use the “Apply Now” feature on the renter listing site to apply or request an application link. Four (4) most recent biweekly pay stubs and last 12 months resident ledger is required when applying. You will be notified of the landlord’s decision. If approved, the HOA rules will be sent to you for review and acceptance. Next a lease agreement will be sent to you to review and sign. Any questions concerning these documents will be answered by the landlord. Once the landlord receives the signed lease, the security deposit due and any applicable pet fee due, the landlord will sign to make the lease agreement binding (Lease Effective Date). SC code of Law for Breaking the Lease between the Effective Date and Start Date (Move-in Date) applies. First rent (prorated as needed) is due not later than 5 days prior to the move-in date. Property keys will be delivered to the tenant on the move-in date.
