Tenants must meet the following minimum tenant requirements in order to be considered as a qualified rental candidate. Printed confirmation of meeting these requirements needs to be submitted at the time of application in order to be considered.
Complete tenant application/credit/background check through Avail.co (you will be sent a link to complete).
Ability to document 3x the monthly rent amount in gross (pre-tax) income (documentation: paystubs)
Minimum of 640 credit score or payment of a one-time, non-refundable credit supplement fee at the time of application acceptance (application process through Avail.co includes a credit check).
No felony convictions within the last 5 years (application process through Avail.co includes a background check).
No history of evictions (application process through Avail.co includes eviction history)
***After approval by management, new tenants must immediately pay a non-refundable deposit-to-hold of $250 (which will be credited toward move-in costs following lease being signed) and sign a written lease within 24 hrs. Failure to submit the deposit and sign the lease within timeframes specified will result in cancellation of tenant’s approval and the unit will be offered to another potential tenant. Deposit-to-hold will not be returned. ***
No SMOKING inside the property, evidence of smoking will result in termination of the lease and forfeit of security deposit.
Rent payment is only accepted through the Avail.co online portal. No cash, personal checks, money orders, etc will be accepted. Section 8 government vouchers accepted- tenant is responsible for any rent due above voucher amount.
Rent is due on the 1st of every month and must be deposited (not in pending status) in order to be considered as received on time. Please note that payments may take up to 7 business days to process/deposit after scheduling, so give yourself plenty of time. A $50-100 late fee (depending on your lease) will be automatically assessed on the 4th if full rent is not deposited by that day.
Renters insurance is required and to be maintained at all times, Landlord must be listed as an additional insured on the policy. Proof of insurance must be submitted prior to move-in. (documentation: printed confirmation page).
Tenant must place all utilities in their personal name PRIOR to move-in. Printed confirmation of service activation with utility account numbers must be provided to Landlord a minimum of 5 days prior to scheduled move-in date.
All utilities must remain current at all times- notice of disconnected utilities will result in a $50 fee per occurrence.
Tenant must agree to keep the premises tidy and picked up at all times.
Quiet hours are observed from 10pm to 6am every day in polite consideration of surrounding neighbors.
Tenant approval is ultimately at the sole discretion of the property owner.
