Welcome to the Apartment List October 2025 Rent Report for New Brunswick, NJ. Currently, the overall median rent in the city stands at $2,129, after rising 2.3% last month. Prices and are now up 2.6% year-over-year. Read on to learn more about what’s been happening in the New Brunswick rental market and how it compares to trends throughout the broader New York metro area and the nation as a whole.
The median rent in New Brunswick rose by 2.3% over the course of September, and has now increased by a total of 2.6% over the past 12 months. New Brunswick’s rent growth over the past year has is similar to the state average (2.0%) and has outpaced the national average (-0.8%).
Nine months into the year, rents in New Brunswick have risen 6.7%. This is a similar rate of growth compared to what the city was experiencing at this point last year: from January to September 2024 rents had increased 7.1%.
If we expand our view to the wider New York metro area, the median rent is $2,301 meaning that the median price in New Brunswick ($2,129) is 7.5% lower than the price across the metro as a whole. Metro-wide annual rent growth stands at 2.7%, above the rate of rent growth within just the city.
