Service Animals: Any service animal request shall comply with Iowa law.
Pets: One small dog is allowed. No cats. $250 non-refundable pet deposit.
Date Available: Jul 12th 2026. $1,950/month rent. $1,950 security deposit required. 6-month lease available at $2,150 per month.
Income requirements: 2.5x rent. Credit score of 650.
Residential Rental Qualification Criteria
Thank you for your interest in renting one of our properties. The following qualification standards apply to all applicants. These standards are applied equally and consistently to every applicant.
General Requirements
Every occupant age 18 or older must complete a rental application.
Each applicant must provide a valid government-issued photo ID.
Applicants must authorize a background check, credit check, rental history verification, and employment/income verification. Iowa Courts Online is also used for this process.
Providing false or misleading information is grounds for denial.
Income Requirements
Combined gross monthly household income must be at least 2.5 times the monthly rent.
Income may be verified through recent pay stubs, tax returns, employer verification, bank statements, or other acceptable documentation. You must provide one month of current and consecutive paystubs per applicant that reflect year-to-date earnings.
Self-employed applicants may be required to provide the previous two years of tax returns.
Employment
Applicants should have stable employment six months or longer or a verifiable source of income.
Recent employment changes may require additional documentation.
Credit History minimum credit score of 650
Credit reports will be reviewed as part of the application process.
Factors considered include:
History of paying debts on time
Outstanding collections
Judgments this includes small claims for unpaid debts as well as for failure to pay rent or damage to property.
Bankruptcies
Amount of current debt
A low credit score alone does not automatically result in denial, but the overall credit history will be considered.
Rental History
Applicants should have satisfactory rental history, including:
No prior evictions filed.
No history of significant lease violations.
No unpaid balances owed to previous landlords unless paid in full.
Positive references from previous landlords when available.
Criminal History
Criminal history may be reviewed individually.
An application may be denied based on convictions that demonstrate a legitimate concern for the safety of residents, property, or the community.
Occupancy Standards occupants of the property will be limited to those listed at lease signing. No other adults shall be allowed to reside at the property for longer than one week.
Pets
If pets are permitted:
Approval is required before move-in. The pet will be listed on the lease and no other pets shall be allowed. Visitors shall not bring pets into the property.
One small dog 20 pounds or less. Cats are not allowed.
Additional deposits or pet rent may be required there is a $250 non-refundable pet deposit.
Assistance animals are not considered pets and are evaluated in accordance with applicable law.
Smoking - Smoking or vaping inside the dwelling is prohibited.
Security Deposit
An approved applicant must pay the required security deposit before possession of the property is granted.
Application Fee
An application fee may be charged to cover the cost of background screening and is generally non-refundable. Applicant is responsible for paying the application fee through Avail or other agency used for background screening and application.
Denial of Application
Applications may be denied for reasons including, but not limited to:
Inability to verify identity
Insufficient income
Unsatisfactory credit history
Unsatisfactory rental history
Materially false information on the application
Failure to meet the qualification standards listed above
