This property has a 2 part approval process.  The owner/mgmt company approves the tenants to lease the property and this includes a background and credit check, proof of income, etc.  Secondly this property is located in a restricted HOA and all tenants (not children) must be approved by the HOA prior to commencement of a lease.  The HOA has a $100 application fee per applicant.
