Waterford is a small city in Stanislaus County. Never heard of it? This city is about 20 minutes east of Modesto, which might ring a bell. Like so many other small cities in California, the population is a mere 8,456 people. Probably one of the most exciting things about Waterford is the Tuolumne River, which also flows through Yosemite National Park. But don't worry; you don't have to be an outdoorsy person to enjoy this city. There are plenty of fun things to do indoors, starting with checking out the housing options here!
Moving to Waterford
The vacancy rate here is very small. Apparently living near Modesto is the bee's knees! So just be prepared to put down a deposit when you finally find the perfect rental property in Waterford. Plus, if you want to make the process of finding a rental as quick as possible, bring along your last few pay stubs so you can prove you have the income to pay for your rent every month. This will help your landlord sleep soundly at night knowing the rent will be paid on time. Maybe you'll even become friends.
Whether you are looking at high-rise apartments or condos for rent, you will find that the average price you will pay each month is actually less than both the national and state average. That's a pretty big perk of living here. Even if you decide to buy a home eventually, you will be pleased to know the median sales price is less than California's average and only slightly higher than the national average. That leaves you with more money to spend on a canoe to use in the local river! Or, you know, clothes and whatever else you're into buying.
Neighborhoods in Waterford
Since this city is pretty small, there are only a few neighborhoods to choose from. You should get an idea of what's available before you commit to a particular rental apartment or house.
River Pointe: This is a community nestled between Yosemite Boulevard and the Tuolumne River. So that means you've got both convenience and great views here! What more do you need?
Highland Ranch: If you want to live on the west side of the city -- you know, slightly closer to Modesto -- this is the place for you. This neighborhood still keeps you close to the river, but it's also walking distance from S. Reinway Park and major businesses that include Subway, Dollar Tree, Mountain Mike's Pizza and O'Reilly Auto Parts. Again, convenience at its finest!
Waterford City Center: As you might expect, this area is pretty walkable, yet it's still rather suburban for a city center. There are mostly single-family houses here, with some apartments and townhouses for rent. This neighborhood is east of Oakdale Waterford Highway, and just north of both the local river and Turlock Lake. Beard Park, Big Bear Park and the Waterford-Nora Ballard Library are all located here.
Living in Waterford
If you want to get around in this city by car, you will have to use State Route 132/Yosemite Boulevard at some point. When you need to go north to Oakdale or south to Turlock, the Oakdale-Waterford Highway is your friend. And if you want to try out public transportation, you can ride the Stanislaus Regional Transit bus to get around town. These various forms of transportation will come in handy when you want to head to surrounding cities to shop, eat, or see a movie.
So sure, there are no shopping malls or major attractions here. But if you are worried about a lack of things to do in Waterford, you can relax. The city has lots of activities to do year round. You can head to the many parks here if you are interested in events like River Park Committee Family Day, Concerts in the Park, or the Historical Society's Veteran's Day BBQ. The city also offers sports teams for locals, such as soccer and basketball, while the Lion's Club hosts everything from crab dinners to pancake breakfasts.
