Hyattsville is a city in Prince George’s County, Maryland with a population of 17,557. It was named for the founder, Christopher Clark Hyatt, and it provides access to Washington via the West Hyattsville and Prince George Plaza metro stations as well as the MARC commuter rail. The accessibility makes this a popular settling spot for people who work in the capital. It has a beautiful historic district with lots of old Victorian homes and is just a quick ride into both D.C. and Baltimore. It also attracts a high gay and lesbian population.

Moving to Hyattsville

Moving here should be simple. There are enough areas with high vacancy rates and a good mix of renter vs. owner occupied apartments. The price is also fantastic for this area – you can’t beat it for an apartment this close to Baltimore and D.C. Bring copies of all of your important documents when you start searching – you don’t want to get beat out of an apartment hunt because you’re underprepared. Plus it will make you look much more professional to your broker or landlord. Bring your checkbook too and expect to pay 1st, last and security upfront, that’s pretty standard these days. 

Neighborhoods 

Hyattsville is a very hip and trendy town and has a number of cute, artsy areas that attract young people from the surrounding metro areas.

Arts District: Downtown Hyattsville is undergoing revitalization that is taking the shape of arts and culture! The arts district includes lots of new restaurants, retail shops, townhomes and apartments for rent. $$$$

Historic District: Here is where the lovely Victorian houses can be found, some of them on the National Register of Historic Places. Here you’ll find lots of tree-lined streets and friendly people.$$$ 

Langley Park: Price for apartments for rent here are a little lower than the rest of the city and the area is primarily occupied by renters with a high vacancy rate. This is one of the best areas to look to find an apartment in Hyattsville. $$

Brighseat Road: A mix of owners and renters, you’ll find hi rise apartments, apartment complexes and townhomes here for reasonable prices.  $

Living in Hyattsville

Hyattsville feels like a nice suburban area. The town is full of religious institutions - like First Baptist Church of Hyattsville and Beth Torah Congregation. Welcome to the September 2019 Hyattsville Rent Report. Hyattsville rents increased over the past month. In this report, we'll evaluate trends in the Hyattsville rental market, including comparisons to cities throughout the metro, state, and nation.

Hyattsville rents increased moderately over the past month

Hyattsville rents have increased 0.3% over the past month, and are up moderately by 2.5% in comparison to the same time last year. Currently, median rents in Hyattsville stand at $1,343 for a one-bedroom apartment and $1,551 for a two-bedroom. This is the seventh straight month that the city has seen rent increases after a decline in January. Hyattsville's year-over-year rent growth leads the state average of 2.2%, as well as the national average of 1.5%.

    Rents rising across the DC Metro

    Throughout the past year, rent increases have been occurring not just in the city of Hyattsville, but across the entire metro. Of the largest 10 cities that we have data for in the DC metro, all of them have seen prices rise. Here's a look at how rents compare across some of the largest cities in the metro.

    • Rockville has seen the fastest rent growth in the metro, with a year-over-year increase of 4.9%. The median two-bedroom there costs $2,105, while one-bedrooms go for $1,822.
    • Over the past month, Alexandria has seen the biggest rent drop in the metro, with a decline of 0.6%. Median two-bedrooms there cost $1,878, while one-bedrooms go for $1,626.
    • Bethesda has the most expensive rents of the largest cities in the DC metro, with a two-bedroom median of $2,495; rents increased 0.1% over the past month and 1.3% over the past year.
    • DC proper has the least expensive rents in the DC metro, with a two-bedroom median of $1,579; rents grew 0.1% over the past month and 1.5% over the past year.

    Many large cities nationwide show more affordable rents compared to Hyattsville

    As rents have increased moderately in Hyattsville, a few large cities nationwide have also seen rents grow modestly. Compared to most large cities across the country, Hyattsville is less affordable for renters.

    • Rents increased marginally in other cities across the state, with Maryland as a whole logging rent growth of 2.2% over the past year. For example, rents have grown by 0.7% in Baltimore.
    • Hyattsville's median two-bedroom rent of $1,551 is above the national average of $1,191. Nationwide, rents have grown by 1.5% over the past year compared to the 2.5% rise in Hyattsville.
    • While Hyattsville's rents rose moderately over the past year, many cities nationwide also saw increases, including Austin (+3.2%), Boston (+2.2%), and New York (+1.7%).
    • Renters will generally find more expensive prices in Hyattsville than most large cities. For example, Philadelphia has a median 2BR rent of $1,180.

    Data from private listing sites, including our own, tends to skew toward luxury apartments, which introduces sample bias when estimates are calculated directly from these listings. To address these limitations, we’ve recently made major updates to our methodology, which we believe have greatly improved the accuracy and reliability of our estimates.

    Methodology:

    Apartment List is committed to making our rent estimates the best and most accurate available. To do this, we start with reliable median rent statistics from the Census Bureau, then extrapolate them forward to the current month using a growth rate calculated from our listing data. In doing so, we use a same-unit analysis similar to Case-Shiller’s approach, comparing only units that are available across both time periods to provide an accurate picture of rent growth in cities across the country.

    Our approach corrects for the sample bias inherent in other private sources, producing results that are much closer to statistics published by the Census Bureau and HUD. Our methodology also allows us to construct a picture of rent growth over an extended period of time, with estimates that are updated each month.

    Overview of Findings

    Apartment List has released Hyattsville’s results from the third annual Apartment List Renter Satisfaction Survey. This survey, which drew on responses from over 45,000 renters, provides insight on what states and cities must do to meet the needs of 111 million American renters nationwide.

    "Hyattsville renters expressed general dissatisfaction with the city overall," according to Apartment List. "Some categories received above average scores, and many received below average scores."

    Key findings in Hyattsville include the following:

    • Hyattsville renters gave their city a D overall.
    • The highest-rated categories for Hyattsville were public transit and commute time, which received A+ and A- grades, respectively.
    • The areas of concern to Hyattsville renters are jobs and career opportunities, quality of local schools and recreational activities, which all received D grades.
    • Hyattsville did relatively poorly compared to other cities in Maryland, including Silver Spring (A), Rockville (A+) and Baltimore (C).
    • Hyattsville did relatively poorly compared to other cities nationwide, including Miami, FL (C+), Los Angeles, CA (C+) and New York, NY (C+).
    • The top rated cities nationwide for renter satisfaction include Scottsdale, AZ, Irvine, CA, Boulder, CO and Ann Arbor, MI. The lowest rated cities include Tallahassee, FL, Stockton, CA, Dayton, OH, Detroit, MI and Newark, NJ.
