Welcome to the Apartment List October 2025 Rent Report for Denton, TX. Currently, the overall median rent in the city stands at $1,287, after falling 1.3% last month. Prices are now down 3.8% year-over-year. Read on to learn more about what’s been happening in the Denton rental market and how it compares to trends throughout the broader Dallas metro area and the nation as a whole.
The median rent in Denton fell by 1.3% over the course of September, and has now decreased by a total of 3.8% over the past 12 months. Denton’s rent growth over the past year has has fallen behind both the state (-2.4%) and national averages (-0.8%).
Nine months into the year, rents in Denton have risen 0.6%. This is a faster rate of growth compared to what the city was experiencing at this point last year: from January to September 2024 rents had increased 0.0%.
If we expand our view to the wider Dallas metro area, the median rent is $1,443 meaning that the median price in Denton ($1,287) is 10.8% lower than the price across the metro as a whole. Metro-wide annual rent growth stands at -1.6%, above the rate of rent growth within just the city.

Apartment List has released Denton’s results from the third annual Apartment List Renter Satisfaction Survey. This survey, which drew on responses from over 45,000 renters nationwide, provides insight on what states and cities must do to meet the needs of the country’s 111 million renters.
"Denton renters expressed general satisfaction with the city overall," according to Apartment List. "They gave most categories above-average scores."
Key Findings in Denton include the following:
Denton renters gave their city a B+ overall.
The highest-rated categories for Denton were state and local taxes, quality of local schools, affordability and social life, which all received scores of A+.
The areas of some concern to Denton renters are public transit, weather and recreational activities, which all received B+ grades.
Denton millennials are very satisfied with their city, giving it an overall rating of A-.
Denton earned similar scores compared to other nearby cities like Fort Worth (B), Arlington (B+) and Dallas (B), but earned lower marks than Plano (A+) and Garland (A).
Denton did relatively well compared to cities nationwide, including Los Angeles (C+), Tucson (D) and Portland (B).
The top rated cities nationwide for renter satisfaction include Scottsdale, AZ, Irvine, CA, Boulder, CO and Ann Arbor, MI. The lowest rated cities include Tallahassee, FL, Stockton, CA, Dayton, OH, Detroit, MI and Newark, NJ.
