According to urban legend, the earthen structure that Native Americans made near today's Yorktown, Indiana, was believed to make the place immune from the notorious tornadoes of the Midwest.
Located in the central east section of the state of Indiana, Yorktown boasts a population of 9,405, and is approximately 8.86 square miles in size. Located 51 miles northeast of the state capital of Indianapolis, Yorktown lies mostly east of I-69, and just north of Route 67, and is situated along the banks of the White River.
Moving to Yorktown
Acquiring an apartment in Yorktown should prove to be fairly hassle-free. With 3,648 homes available -- 14.7 percent of which are currently renter occupied -- there are definitely plenty of available rental homes for prospective tenants. Because the vacancy rate is 6.57 percent, it should not be too difficult to find affordable rental housing within your desired price range.
There are only a few studio homes (1.08 percent) and one-bedroom homes (3.31 percent) available in Yorktown, so if you are looking for one-bedroom apartments, expect them to be few and far between. However, for larger homes, there are more options. Nearly a quarter of all homes in the region have two bedrooms, and nearly half (44.16 percent) have three bedrooms. Homes with four or more bedrooms constitute nearly 30 percent of the housing in Yorktown. So you're just going to have to get used to having more space. Poor you.
Depending on what you're looking for, landing a pad in Yorktown can be easy or not. If you are looking for a month-to-month lease, for example, you might have difficulty. You will fare best if you remain flexible and keep your options open during the lease negotiation process.
The Market for Rental Housing in Yorktown
Single-family homes abound in Yorktown, so if this is your desired rental housing, you are in luck. A quick online search of houses for rent -- both in town and in surrounding towns -- yields a large number of available residences. However, your search might yield fewer in-town options for other types of rental housing, such as rental condos or townhomes.
Be Aware of the Agreement
As always, when you have made your choice, and are finally ready to sign the lease, be alert as to all the terms of the agreement you are entering into. It will be to your disadvantage to not be clear on all points. Don't hesitate to ask questions before you sign; if necessary, take a little extra time to have someone else more experienced with rental agreements to take a look and make sure everything is ok. The time to make inquiries is before -- not after -- you sign on the dotted line. It is standard practice to run a credit check, and to pay an application fee, so be prepared for that, as well as to pony up three months' rent (first, last, security deposit). Do not be caught off guard!
Yorktown Neighborhoods
Yorktown is not densely populated; with only 9,405 residents spread out over 8.86 square miles, the population density is that of a suburban area -- not very dense, but not very sparse. There are two neighborhoods within Yorktown, which roughly divide the town into a north section and a south section.
Cammack/Reed Station: The northern half of Yorktown, the Cammack/Reed Station neighborhood, is comprised of small- to medium-sized homes and apartment complexes. Nearby Muncie will have a great many more apartment options, if you can't find what you are looking for in Yorktown. Most of the residences in Cammack/Reed Station are owner occupied, which makes for a stable community, and a little bit of a tougher time for renters. The majority of residents drive to work.
Town Center: This area is also made up of small- to medium-sized homes and apartments. Located in the southern half of Yorktown, this neighborhood also has mostly owner-occupied dwellings, and most people commute to work by car. Bradford Park can be found in this neighborhood.
Living in Yorktown
The restaurant scene in Yorktown runs the gamut. You should expect to find the usual chain restaurants, but there are also some unique local restaurants. You can head north to Cammack Station, where taco salad is the local favorite. Not your style? Venture a bit south to the Osborn Country Kitchen, known for its mushroom cheeseburger. Craving Italian? Grab a pizza at Pizza King.
Whatever you might have a taste for, what Yorktown doesn't have, the city of Muncie will -- and it can be accessed within a few minutes' drive. Once you and your belly have had your fill of Muncie, head back home to the peace and quiet of suburban-style living in Yorktown.
